Here are some of my ideas I would for this investment that would give you the best amount of cash flow.
Unique Airbnbs rentals
Local Service (Maids, Plumbers, Locksmith..etc)
Buy and install ATMs
Use the money to host a conference related to your expertise
Most of these ideas can also be done with less cash investment as well…
Why is cash flow important?
Cash flow is like a money diary that shows how much money is coming in and going out. When more money is coming in than going out, it's good and helps businesses or investments stay strong and successful.
Positive cash flow can be used to pay off debt, invest more money, or make even more money.
It's like a piggy bank that keeps getting bigger and bigger!

I'm following one of Andy's tutorials on YouTube. It's about creating a Calendly clone with Ruby on Rails 7. He uses a toolkit that he created called "Kickoff Tailwind". This toolkit consists of a set of gems and configurations that enable him to develop apps faster.
One of the most annoying things I encounter when building apps is having to recreate everything from scratch (Sign up, sign out, basic UI layouts). However, with this toolkit, it's easy to get started building the “core” app, as it removes all the basic setup code with just a few configurations.
I plan to spend more time studying how Andy built his toolkit and customize it to my own style. This will allow me to prototype even more quickly.
